Closed housing sales up across the Mahoning Valley

Closed housing sales in the Mahoning Valley were up in every county year-over-year in May.
Closed sales were up by 0.4 percent year-over-year in Mahoning County to 250 from 249, according to the Youngstown/Columbiana County Association of Realtors.
In Columbiana County, closed housing sales were up 18.7 percent to 89 from 75 reported in May.
Trumbull County also saw an increase in closed sales year-over-year in May. Total closed sales in May were up 14.6 percent to 227 from 198 reported in May 2016, according to the Warren Area Board of Realtors.
Mahoning County saw a 34.7 percent increase in pending sales year-over-year from 259 in May 2016 to 349 in May. New listings dropped 3.3 percent to 356 from 368 the previous year, and the inventory of homes for sale also dropped by 32.5 percent to 967 from 1,433.
The average sales price for a house in the county was up 2.9 percent to $117,432.
For the year so far, Mahoning County has a 3.6 percent decrease in closed sales over 2016.
In Columbiana County, pending sales were up 61.4 percent to 142 from 88 the previous year.
New listings in the county dropped 5.3 percent to 124 from 131, and the inventory of homes for sale dropped 18.2 percent to 409 from 500 in May 2016. The average sales price for a home in the county dropped 4 percent to $108,561.
For the year so far, closed sales in Columbiana County are up 5.5 percent.
In Trumbull County, pending sales are up 41.8 percent to 275 from 194 in May 2016.
New listings in the county were down 16.2 percent to 279 from 333 the previous year, and the inventory of homes dropped by 29.5 percent to 778 from 1,103.
The average sales price for a home in the country increased 17.5 percent to $103,443.
So far this year the county has sold 8.5 percent more homes than last year.
