Housing sales up across Mahoning Valley

Housing sales were up across the Mahoning Valley year-over-year in August.
In Mahoning County, housing sales increased 7 percent from 243 sales reported in August 2015 to 260 reported last month, according to the Youngstown/Columbiana Association of Realtors.
Pending sales moved up 38.8 percent to 336 sales in August 2016.
New listings dropped 17.2 percent year-over-year to 355, and the inventory of homes for sale dropped 30.5 percent. The average sales price increased 22.3 percent to $124,275.
So far this year, the number of closed sales increased 1.4 percent to 1,857, and pending sales are up 4 percent year over year.
New listings are down so far by 16.4 percent. The average sales price is up 6.4 percent to $110,552 for the year.
In Columbiana County, closed sales were up 9.2 percent for the month of August to 83 from 76 reported in August 2015.
Pending sales were up 40.8 percent year-over-year in August to 107 from 76.
New listings in the county were up 2.5 percent to 122, and the inventory of homes dropped 23.8 percent to 484. The average sales price increased 10.6 percent to $109,779.
For the year so far, closed sales are up 9.6 percent to 546. Pending sales are up 12.2 percent for the year to 615. New listings are down 10.4 percent. The average sales price for the year so far is up 5.1 percent to $109,397.
In Trumbull County, housing sales were up 14.4 percent in August to 191 from 167 in August 2015, according to the Warren Area Board of Realtors.
Pending sales are up 30.3 percent to 232 from 178.
New listings dropped 13.3 percent, and the inventory of homes dropped 19.8 percent year over year.
The average sales price dropped 1.7 percent for the month to $100,748.
For the year, so far, sales have increased by 2.1 percent to 1,349. Pending sales are up 5.4 percent for the year so far.
New listings are down 2.5 percent for the year. The average sales price is up slightly by 0.2 percent to $94,984.
