Columbiana closed housing sales increase in April, Mahoning, Trumbull sales drop

Columbiana County saw an increase in closed housing sales in April, while Mahoning and Trumbull both saw a drop.

Closed housing sales in Mahoning County last month were slightly down. A total of 224 sales were made in April 2016 compared with 227 made last April – a 1.3 percent difference, according to the Youngstown/Columbiana Association of Realtors.

Pending sales, however, increased 25.2 percent, going from 274 in April 2015 to 343 in April 2016.

New listings in the county declined by 15.3 percent.

The average sale price in April went up by 4.6 percent. The inventory of homes for sale declined 15.3 percent.

For the year so far, the county’s closed sales are up 7.6 percent; pending sales are up 11.1 percent; new listings are down 13.3 percent; and the average sale price is up 1 percent compared with this time last year.

Closed sales in Columbiana County in April were up 9.3 percent. A total of 59 homes were sold compared with 54 in April 2015.

Pending sales in the county were up 37.5 percent, going from 72 to 99. New listings declined by 38.7 percent.

The average sale price dropped 2.8 percent. The inventory of homes in Columbiana dropped 25.4 percent.

For the year so far, closed sales are up 9.6 percent; pending sales are up 24.9 percent; new listings have dropped 16.1 percent; and the average sale price is up 11.7 percent compared with this time last year.

Trumbull County saw a 14.6 percent decline in closed sales in April with 152 total sales compared with 178 in April 2015, according to the Warren Area Board of Realtors.

Pending sales in the county increased 15.3 percent, going from 203 in April 2015 to 234 in April 2016.

New listings dropped 6.9 percent.

The average sale price in the county rose 6.7 percent. The inventory of homes has dropped 9.9 percent year over year.

For the year so far, closed sales are down 4.1 percent in the county; pending sales are up 7 percent; new listings are up 4.1 percent; and the average sale price has increased 5.1 percent compared with this time last year.
