Valley home sales still on upswing

All three Mahoning Valley counties saw a year-over-year increase in home sales in May.

Mahoning County saw a 0.4 percent increase in closed home sales in May with 245 – just one more sale from last May’s 244, according to the Youngstown/Columbiana Association of Realtors

But pending sales in the county were up 36.1 percent to 332.

New listings in the county dropped 15.4 percent, and the inventory of homes was down 20.6 percent this May over last.

The average sales price in the county was up 4 percent to $116,354.

For the year so far, the county has had 11.2 percent more sales over this time last year.

Columbiana County saw a 17.7 percent year-over-year increase in closed sales during May with a total of 73 compared with 62 reported last May.

Pending sales in May were up more than 50 percent with 118 over the 74 made last year.

New listings in the county were down 9.7 percent, and the inventory of homes dropped 26.7 percent year- over-year.

The average sales price in May was up 2.6 percent from last year at $113,571.

For the year so far, closed sales are up 11.9 percent in the county.

Trumbull County saw an 18.8 percent increase in closed sales, according to the Warren Area Board of Realtors.

A total of 196 sales were finalized compared with 165 made in May 2015.

Pending sales also were up with 31.2 percent more than May 2015.

New listings in the county were up 6.8 percent, and the inventory of homes dropped 8.6 percent.

The average sales price dropped 9 percent to $88,673.

For the year so far, the county’s closed sale are up 1.1 percent.
