Mahoning Valley homes are selling

Mahoning Valley housing sales are up this year compared with last year at this time.

June housing sales recently reported by the Youngstown/Columbiana Association of Realtors provide the first six months of housing sales figures for Mahoning and Columbiana counties.

Just June figures for Mahoning County show a year-over-year increase in pending sales of 21.2 percent, a slight decrease in closed sales of 1.4 percent, and a decrease in new listings of 19.2 percent.

The county’s average sales prices were up 16.7 percent in June. The inventory of homes in June dropped by 24.7 percent to 1,231.

For the first six months of the year compared with last year, Mahoning County’s pending sales are up 7.9 percent to 1,552, and its closed sales are up 4.8 percent to 1,338.

New listings are down by 14.7 percent for the first half of the year. The average sale price in the county was $106,466, a 4.4 percent increase over the first half of last year.

In Columbiana, just June’s closed sales were up 27.8 percent year-over-year, and pending sales were up 31.4 percent. New listings dropped by 6.3 percent, and the inventory of homes dropped 27.1 percent.

The average sale price for a home in Columbiana during June was $117,871 – a 4.9 percent increase over last year.

For the first six months of the year compared with last year, pending sales are up 18.3 percent to 465, and closed sales are up by 15.7 percent to 384. New listings are down by 12.6 percent, and the average sales price in the county is up 8.3 percent so far this year to $110,598.

Data released by the Warren Area Board of Realtors show Trumbull County with year-over-year increases in both pending and closed sales for the month of June.

Closed sales were up just slightly by 0.5 percent and pending sales were up 40.7 percent.

New listings in the county were down by 8.1 percent. The inventory of homes for sale is down 12.9 percent. The average sales price for a home in Trumbull County during June was $95,654.

For the first six months of the year, pending and closed sales are up in the county.

The county’s pending sales were up 7.7 percent to 1,139, and closed sales were up 1.2 percent to 965.

New listings for the first half of the year are up 2 percent.

The average sale price in the county is up by 0.7 percent to $91,985.
