January housing sales increase across the Mahoning Valley

Housing sales are off to a solid start this year.

Mahoning County’s closed housing sales went up 21.5 percent from 144 reported in January 2015 up to 175 in January 2016, according to the Youngstown/Columbiana Association of Realtors.

Pending sales increased 29.3 percent from 184 reported in January 2015 up to 238 in January 2016.

New listings in the county dropped 6.3 percent from 288 reported in January 2015 compared with 270 made last month.

The average sales price for a home in January was $87,012, a drop of 4.8 percent from the January 2015 average of $91,371.

The inventory of homes for sale in the county dropped by 6.9 percent from 1,422 down to 1,324.

Columbiana County’s closed sales increased 5.9 percent with 54 sales compared with 51 reported in January 2015, according to the Youngstown/Columbiana Association of Realtors.

Pending sales in the county increased 50 percent to 69 from 46 reported in January 2015.

New listings only dropped by one from 76 in January 2015 down to 75 in January 2016.

The average sales price for a house in the county went up to $101,776 up from the average of $99,468.

The inventory of homes for sale dropped by 10.8 percent when it went from 482 homes in January 2015 down to 430.

Closed sales in Trumbull County decreased slightly from 126 reported in January 2015 down to 124 in January 2016, according to the Warren Area Board of Realtors.

Pending sales increased 17.9 percent from 145 reported in January 2015 up to 171 reported in January 2016.

New listings decreased 6.5 percent from 216 down to 202.

The average sales price for a home went up 22.5 percent from $81,882 up to $100,285.

The inventory of homes for sale decreased by 14.3 percent from 1,107 down to 949.
