Housing sales up in Mahoning, Trumbull; down in Columbiana

Housing sales for the Mahoning Valley slightly increased in April.

There were 453 homes sold in April 2015 compared with 430 homes in April 2014, according to data released Tuesday by the Youngstown/Columbiana Association of Realtors and the Warren Area Board of Realtors.

“There was a lot of activity [in April],” said Michael D. Klacik, a broker and real-estate agent for Klacik Real Estate in Poland.

Housing sales climbed in Mahoning and Trumbull counties by 6.2 percent and 15.7 percent, respectively, last month. But Columbiana County saw a decrease at 20.9 percent from a year ago.

“[Columbiana is] a smaller area,” Klacik said. “You’re not going to get as many sales.”

In Mahoning County, there were 223 homes sold last month compared with 210 homes in April 2014. Trumbull County came in second with 177 homes sold in April 2015 compared with 153 in April 2014. But in Columbiana County, there were 53 homes sold last month compared with 67 a year ago.

Additionally, the median sales price in Mahoning County increased by 12.9 percent to $81,000 last month compared with $71,750 a year ago.

In Trumbull County, the median sales price increased by 13.4 percent to $78,500 in April 2015 compared with $69,250 in April 2014.

There was a 12.4 percent decrease in the sales price in Columbiana County to $78,000 in April compared with $89,000 in April 2014.

But Klacik said inventory was down within certain price ranges and that agents were getting multiple offers. “That’s a good sign,” he said.

In April, inventory decreased in Columbiana and Trumbull counties by 6.2 percent and 11.3 percent, respectively. But Mahoning County’s inventory increased by 3.6 percent.
