Homes are selling in the Valley

Home sales in the Mahoning Valley continued to show growth into July.

Mahoning County had an increase in new listings, pending sales and closed sales, according to data released Friday by the Youngstown/Columbiana Association of Realtors.

New listings went up nearly 12 percent, from 404 sales in July 2014 to 452 last month.

Pending sales increased 48.9 percent, going from 229 in July 2014 up to 341 in July 2015.

Closed sales increased 33 percent, from 230 up to 306.

The average sales price for homes in July also increased 10.5 percent, from $103,485 up to $114,395.

Inventory of homes in the county went down 4.9 percent, from 1,616 in July 2014 to 1,537 last month.

Columbiana County saw an increase in pending housing sales and closed sales in July. Pending sales went from 83 in July 2014 up to 107 in July 2015.

Closed sales went up 16 for the month, from 73 to 89.

New listings in the county were down by just one, from 137 in July 2014 to 136 in July 2015. The inventory of homes also dropped 5 percent, from 598 last July down to 568.

The average sales price in Columbiana went up from $114,428 to $115,104.

In Trumbull County, new listings decreased in July 2015, while pending and closed sales increased, according to the Warren Area Board of Realtors.

New listings went down 5.2 percent, from 328 to 311.

Pending sales increased 13.1 percent, from 191 in July 2014 up to 216 in July 2015, and closed sales were up 12 percent, from 175 in July 2014 up to 196 in July 2015.

The average sales price in the county went up 5.9 percent, from $99,662 to $105,503.

The inventory of homes decreased 8.9 percent in the county, from 1,219 in July 2014 down to 1,110 in July 2015.
