Housing sales up in Mahoning, Trumbull, down in Columbiana

July closed housing sales were up in Mahoning County by 5.7 percent, and Trumbull County saw an increase of 1.2 percent while Columbiana sales were down 7.7 percent compared with the previous year, according to data released by the Youngstown/Columbiana Association of Realtors and the Warren Area Board of Realtors.
Mahoning County had 224 closed sales compared with 212 last July, Columbiana had 72 compared with 78 last July, and Trumbull had 172 compared with 170.
In July, Mahoning County had 399 new listings — up 5.8 percent from last year — while Columbiana had 136 new listings compared with 138 last July, and Trumbull had 324 new listings compared with 343 last July.
The average sale price in Columbiana was $114,575, up 27.7 percent from last year’s average of $89,698. However, in Mahoning County, the average sale price was $104,391, which is down 3.7 percent from last year’s average of $108,441. Trumbull County’s average sale price of $95,906 also is down by 5.3 percent from last July.
All three counties saw an increase in pending sales. Mahoning had an increase of 43.5 percent in pending sales when it went to 287 from 200. Columbiana County’s pending sales went from 73 to 111 — up 52.1 percent from last July — and Trumbull went from 160 to 223, up 39.4 percent.
Columbiana’s closed sales year-to-date total 429 sold. Trumbull has 999 sold, and Mahoning has 1,311 sold.
