What is drilling going to do to our land value?

There are two theories when it comes to land value. The first is that strong oil and gas production, if tied to lease agreement with high royalty percentages, could boost — artificially — property values. If and when oil and gas production tapers off, however, those land values could — again, artificially — plummet.

A similar situation could occur if a well comes up “dry” or produces little to no oil or gas.

This comes with the caveat, of course, that property values aren’t determined property-by-property; it’s determined by groups of properties in one area.

Primary responsibility for the assessment of real estate for tax purposes is dealt with at the county level.

Is fracking water safe to drink?

Fracking fluid should be treated like any other chemical one might find under his or her kitchen sink.

No one in their right mind would pour themselves a glass of Clorox or dish cleaner.

The fact of the matter is fracking fluid should not be consumed and isn’t intended for human or animal consumption. In a perfect world, no fracking fluid ever touches ground level; it is disposed of through an injection well (which should be retrofitted so that it does not induce earthquakes).

But because of the human element — particularly the truckers and distance fracking fluid travels before injection — fluid spills can then contaminate soil and water.

If you suspect fracking fluid has contaminated your water, get it tested by a certified professional.

What can we expect when a horizontal-drilling well is near my home?

Every well differs, but the actual drilling process goes on for about a week. The fracturing process takes roughly three to 10 days to complete. Several wells can be drilled at the same pad site.

The drilling process can be loud. Drilling may go on at any time.

Once the drilling process is completed, the well will be sealed and then fractured.

Truck traffic to the area may increase during the fracking process if water is delivered to the site.

Additional trucks also will come to the area to deliver equipment.
