Developer buys industrial site
AUSTINTOWN
The former Main Steel Polishing Co. Building has been sold to an industrial real-estate developer.
The site at 3805 Hendricks Road is a former Wean Equipment Corp. building. It is 264,300 square feet and contains numerous cranes and rail access. There are more than 33 acres, and office space alone for the site is more than 70,000 square feet.
Chris Semarjian, managing member of Hendrick Austintown LLC, which purchased the property, said this building was special because there are not many locations with high ceilings and strong floors left in the Youngstown area.
There also are few buildings that are wide open and have heavy cranes, he added.
The site could be used for the oil and gas, steel or plastics industries, Semarjian said.
“There’s not another building in Ohio like this. There isn’t one in Cleveland, Columbus, and I don’t think there is anything like this in Pittsburgh, either,” he added.
Main Steel closed the location about three weeks to a month ago, said Sarah Boyarko, vice president for economic development retention and expansion for the Youngstown/ Warren Regional Chamber.
It was good for the area that Semarjian purchased the property, she said. Semarjian has bought numerous industrial properties in the Youngstown area including the Delphi site in Warren and North River and Larchmont roads.
“He’s very aggressive and gets his buildings filled,” Boyarko said. “He’s a good landlord.”
Semarjian also owns the property that will become the future home for Phantom Fireworks along with a former Delphi property and other buildings, said Tony Paglia, vice president of government affairs for the chamber.
Hendrick Austintown LLC has millions of square feet of industrial buildings in the Mahoning Valley, Semarjian said.
There are few quality industrial buildings left to purchase in the Valley, he said.
It is getting to the point where if a good building becomes available, someone will move quickly to purchase it, Semarjian said.
Semarjian declined to reveal the price for the building.
The deed information was not available as of late Monday afternoon.
