Buyer puts in offer for Poland post office

Village council hopes that the new year will bring renewed interest in an old property.

The old Poland post office at 25 Sheridan Road has been vacant since the office moved to its current U.S. Route 224 location in September 1997.

Zoning inspector Richard N. Ames expressed cautious optimism that a tenant would be found soon.

“A gentleman does have an offer in,” Ames said, though he declined to comment further.

The building is zoned commercial and “in general, it’s in pretty good condition,” he added.

In May 28, 2009, a Mahoning County building inspector found no evidence of structural failure of the building’s exterior, but could not gain access to check the interior, according to zoning documents.

However, a village police report from Nov. 18, 2010, stated the rear door had been forced open and noted that “heavy damage” was done to the inside of the building.

Police reports from earlier in the year also make mention of the property’s needing to be secured.

Atty. Donald Guarnieri of Warren handles the property for Warner Realty Inc., which is the listed owner.

Guarnieri said he does not know the current asking price for the property. The Mahoning County Auditor’s website lists the market total value as $102,300. It was built in 1965.

It seems the closest the old post office ever got to being occupied was in 2006.

A day-care center for adults with disabilities was proposed to operate daily from about 8 a.m. to 4 p.m. No medical care was going to be provided on site, and it would have accommodated 20 to 25 adults.

The proposal was for Richard Mills or Ohio One Corp. to purchase the building, do interior renovations and lease it to Iron and String Life Enhancement, Inc. (ISLE), a Youngstown company owned and operated by James F. Sutman, an alumnus of Poland Seminary High School, according to a 2006 letter from Christopher J. Newman, of Henderson, Covington, Messenger, Newman and Thomas Co. LPA.

Council approved of the use in an Aug. 15, 2006, meeting, but the deal ultimately fell through, Ames said.

Now, village officials hope that the building will have a tenant by the end of 2011.

“Of course, we would like to have it occupied,” said Mayor Tim Sicafuse.
