Columbiana County property values drop
LISBON
The value of residential properties in Columbiana County has dropped by about 2.9 percent, according to county Auditor Nancy Milliken.
Even so, the value of property in some neighborhoods and some individual home properties are up.
The difference in values depend where the homes are located, she said.
The figures were determined as part of a required six-year county reappraisal of property values.
Some residential properties are selling higher than what the county auditor’s office has them appraised at, she said.
The auditor said she broke down the figures by the county’s townships and by actual sales. Homeowners may still see tax increases based on the new valuations, which will vary from township to township.
It’s the first time in local memory that the values overall went down.
The county hired John G. Cleminshaw Inc. of Hudson to do the appraisal.
Milliken has had meetings throughout the county to discuss the new valuations.
The state does not include some properties, such as sheriff’s sales, foreclosures and auctions in the calculations for the reappraisal.
Milliken has had an advisory committee for many years to get feedback from segments of the community about the evaluations. She took the old home valuations of those committee members and some of her staff and compared them with the new values.
One home valued at $209,400 saw its value drop by 5.8 percent, the greatest drop in the sample of values.
Another house, valued at $113,800, had an increase of 11.1 percent in its value.
