Weathersfield trustees approve Route 422 zoning change

MINERAL RIDGE — Weathersfield Township trustees approved an amended resolution for a zone change for 30 acres off U.S. Route 422 to Commercial-C, after the township zoning commission recommended the change in October.

Trustees had requested the zone change for about 35 properties in the area previously zoned Residential-A for single family dwellings and Commercial B for offices, banks and restaurants or similar businesses.

Three private homes and a strip of about 10 acres of wooded land north of Anderson-Morris Road between the Niles city limits and Niles-Vienna Road were removed from the zone-change area.

The property is to be considered a Joint Economic Development site, and the city of Niles has indicated it wants to work with Weathersfield to attract new business into the area.

Although there has not been any interest expressed in developing the area, trustee chairman James Stoddard said the trustees “are being proactive in this,” by having the property rezoned and available for development if the opportunity arises.

The Commercial C classification allows for building large commercial projects.

The property starts across the street from the Saturn dealership at First Street, which is a “paper” street on a map only, at the south, and by the township line at the north, close to Niles-Vienna Road and north of Anderson-Morris Road on the west by Route 422 and on the east by a “great” line, which is an old survey line that ends at the township line.

The property is adjacent to McMenamy’s on Route 422, which was annexed to Niles. The land runs northeast of McMenamy’s.
