Trumbull County home prices fall 23 percent


Home sales dropped in Mahoning and Columbiana counties in June.

The average selling price last month for homes in Trumbull County lagged behind last year’s pace though the number of homes sold increased.

June’s home sales figures for all of the Mahoning Valley were released Thursday by the Youngstown Columbiana Association of Realtors, but Trumbull County was the only local county that had a decline in sales prices.

The average sale price last month in Trumbull County was $73,490, which was 23 percent below the average price of $95,904 in June 2008.

The median sale price — the middle number of all sales — also was lower. The median sales price last month was $57,024, which was 19 percent below the median price of $70,500 in June 2008.

Sales were up in Trumbull County last month, however. There were 148 home sale closings last month, compared with 132 in the same month of last year.

Mahoning County had 174 home sale closings last month, down slightly from the 181 recorded in June 2008.

Prices were stable in Mahoning County. The average sale price last month was $92,047, compared with $93,148 in June 2008. The median sale price was $76,500 last month, compared with $74,900 a year earlier.

Columbiana saw closings drop to 52 last month from 80 in June 2008.

The average sales price was $92,832, compared with $90,724 a year earlier. The median sales price last month was $82,000, compared with $76,500 a year earlier.
