November brings rise in Mahoning home sales


The number of home sales in Mahoning County last month jumped 32 percent.

Mahoning County saw a little bit of good news in home sales in November, while Trumbull and Columbiana counties continued to lag behind last year.

Mahoning County recorded 169 sales of single-family homes, which was up 32 percent from the 128 recorded in November 2006.

While more homes were selling, however, the average price of those homes were falling. The average value of homes sold last month was $85,527, compared with $104,282 in November 2006.

The median value for home sale prices last month was $74,500. A similar figure for November 2006 was not available from the Youngstown Columbiana Association of Realtors, which provided the numbers. The median price is the middle number in all of the prices.

The figures count home sale closings, which typically occur about 30 days after a sale is agreed to.

Trumbull and Columbiana counties both saw declines in home sales and average prices in November.

Trumbull County recorded 117 sales, which was down 25 percent from the 157 recorded in November 2006. The average sale price last month was $87,865, compared with $91,861 in November 2006. The median sale price last month was $77,900.

Columbiana County recorded 51 sales last month, which was down 29 percent from the 72 recorded in November 2006. The average sale price last month was $90,573, compared with $99,114 in November 2006. The median sale price last month was $78,000.
