Panel OKs 1st phase of development



AUSTINTOWN -- The Mahoning County Planning Commission has unanimously approved the recording for potential sale of 23 lots for the first phase of a single-family home development on the east side of Clingan Road just south of Center Road in Poland Township.
The land includes 21 lots large enough to build on, meaning a maximum of 21 new homes could be constructed after the lots are sold in the development known as Ridgely Park. Its first phase consists of almost 11 acres of vacant land, said Sarah A. Gartland, the commission's floodplain administrator and office manager. Most of the lots are 100 by 170 feet, she added.
The developer, the Poland-based Ridgely Park LLC, which was represented in commission documents by Dominic Marchionda and Dave Kosec, has already installed, but not fully completed, Ridgely Park, Ridgely Court and Hampton Hall roads for the new community. Public water supply pipes and sanitary sewers have already been installed in the development.
The commission's approval on Tuesday was contingent on completion of minor sediment control work, which is likely to be done in the next few days, before the lots will be recorded in the county recorder's office, Gartland said. Sediment control includes such things as seeding and grading to reduce soil erosion after rainfalls. Nobody objected to the development when it was presented to the commission.
