CANFIELD 2 developments get OK from zoning commission

CANFIELD -- Two housing developments have passed the scrutiny of the Canfield Township Zoning Commission.
The first, a planned unit development off Gibson Road called Village of Westbury, includes 131 single-family homes and six duplexes on 43.6 acres. Homes will range from 1,667 to 2,800 square feet. The developer is T.C. Quality Homes.
The zoning panel gave a preliminary approval Tuesday for the housing plan, which it had turned down at a June meeting because of issues that included housing density, the distance between houses and street design.
Zone change
Now, the developer must apply for a zone change for the property to accommodate the PUD. The zone change application will be considered by the Mahoning County Planning Commission, the township panel, and the township trustees.
The township panel and then the trustees must give a final OK to the developer's housing plan. The PUD is within a current housing development.
The zoning panel also gave final approval to another PUD, the Tippecanoe Woods Condominiums. That development includes 53 units on 15.6 acres west of Tippecanoe Road and north of Shields Road. The developer is RTW Development.
Traffic study
Township zoning panel members said they wanted RTW to provide a plan for lighting within the development and a traffic study. The Cardinal Joint Fire District chief also must sign the plan, and then it will be ready for the trustees' consideration. The trustees are the last step in the approval process for the PUD, which also in a current housing development.
PUDs use less land than traditional single-family housing plans because more homes are allowed to be built per acre. PUDs must include land set aside for green space. The Village of Westbury plan includes five parks and a baseball field.
The zoning panel meets again at 5 p.m. Thursday at the township hall in Canfield to consider two more preliminary housing plans and two final plans.
