TRUMBULL COUNTY Developer proposes upscale housing project
The project must receive federal approval because wetlands are involved.
BAZETTA -- A local developer is proposing an upscale housing project along McCleary-Jacoby Road south of Cortland.
The plans are contained in a public notice distributed by the U.S. Army Corps of Engineers because wetlands are involved.
Ed Repphun, a developer and Cortland certified public accountant, is working with Yorktown Homes to construct the houses, said Brian Muckle, Yorktown vice president.
Application has been made to the corps because 4.7 acres of the 17.8-acre development are considered wetlands. In addition, there is a 1,225-foot-long unnamed tributary that runs through the property into Mosquito Creek.
According to the plans, the tributary wouldn't be disturbed, but 2.82 acres of wetlands would be used.
The corps' notice says it will not issue a permit until the Ohio Environmental Protection Agency grants or waives a water quality certificate.
At least two phases
Muckle said 20 homes will be constructed on the first of at least two phases of what will be called Stone Gate.
Lot costs will be in the low- to mid-$40,000 range. Each lot will have 90-foot frontage and will be 140 to 200 feet deep.
The cost of the single-family homes will be $200,000 and higher.
Rex Fee, assistant county sanitary engineer, said a waterline doesn't extend to the property. Repphun will have to extend the line to get service.
A sanitary sewer line runs through the acreage, and the developer will have to connect to it, Fee said.
