WALNUT RUN Developer seeks to change zoning designation of land



The developer would not comment on his plans.
CORTLAND -- A developer plans to build about 100 villa-style condominiums and townhouses near Walnut Run Golf Course, west of state Route 11.
Walnut Run Land Company, and agent Hank Haynam, have asked the city zoning commission to change the zoning designation of 61 acres from service to multifamily residential.
Residential construction is not permitted on service-zoned areas, said Don Wittman, city service director.
The land is in four distinct parcels, each to be served by extending a road from Walnut Run Estates.
Properties
Maps filed with the city zoning office call for Turnberry Place to be extended to serve 21 properties on a cul-de-sac; Gleneagle Court to be extended to a circle that will serve more than 60 properties; a new road to be constructed between parcels on the west side of St. Andrews Court to serve an unsubdivided 17-acre property to the west; and St. Andrews Court to be extended with an L-shaped road to the east, that will cut through an unsubdivided 17-acre parcel.
The 17-acre parcel also could be accessed from a proposed new road to Bradley Brownlee Road.
The land is in the Matthews School District.
Haynam refused to talk about his plans for the area.
The plans shown to city officials call for about 100 units, in different configurations, Wittman estimated.
Residents will be sold the villas and townhouses, but not the land, he said.
A public hearing on the proposed zone change will be at city hall at 6:30 p.m. Nov. 11.
