MERCER COUNTY Wal-Mart developer gets approval for final plans



The planning commission also approved the opening of a counseling center.
HERMITAGE, Pa. -- The developer of a proposed Wal-Mart Supercenter on Pa. Route 18 is working to get the necessary zoning in place for the project.
Cedarwood Development Inc. of Akron won the approval of the Hermitage Planning Commission on Monday for final land development plans for three lots in the 45-acre site.
Cedarwood actually proposes five separate development parcels but two of them weren't ready for presentation of their land development plans at the meeting, said Marcia Hirschmann, city director of planning and zoning.
The three lots presented include a 20-acre parcel for the 212,000-square-foot Wal-Mart Supercenter, a nine-acre lot for a small shopping plaza that will include about eight shops in 65,000-70,000 square feet, and a lot of just more than one acre for the Golden Corral Restaurant.
The land development plans for the three lots now go to the board of city commissioners for approval at their June 23 meeting.
The next step for Cedarwood will be to apply for building permits for those lots.
In other matters, the planning commission:
U Approved a final land development plan for Community Counseling Center of Mercer County to open facilities in the former County Market building at 2191 E. State St. The building has been vacant for the past several years as the owner, Michael Magnotto, opened a new Shop N' Save supermarket behind it. Developer Paul O'Brien will buy the building and develop it for use by Community Counseling, which will lease the facility, Hirschmann said.
U Approved a sketch plan for Camden Forest, a residential subdivision proposed as the site of 56 single-family homes off Lamor Road just east of Robertson Road. The Hudson Group of Hermitage is the developer. The project must still get subdivision approval from the city.
