YOUNGSTOWN Zoning appeals cases
The city's zoning appeals board handled these items Tuesday:
Deferred three variances for the Youngstown Metropolitan Housing Authority to build a 40-unit senior-citizen housing complex on Wirt Street in the HOPE VI project area. The variances would be for reducing the parking requirements from 80 spaces to 40 spaces; reducing the front-yard setback from 35 feet to 10 feet; and reducing the side-yard setback from 25 feet to 15 feet. The zoning board is concerned about the side-yard variance and wants more information.
Deferred a variance for Ghassan Musleh to reduce the minimum lot from 40,000 square feet to 24,428 square feet to build a gas station and convenience store at Center Street and Wilson Avenue. The zoning board asked for a new site plan, citing concern about the layout. The board wants the building closer to the back of the lot.
Deferred four variances for Lynnise Wells to convert a single-family home to a child day-care center at 2113 South Ave. The variances would be to reduce the minimum lot from 18,000 square feet to 6,300 square feet, the minimum frontage from 100 feet to 42 feet, the minimum setback from 50 feet to 22.5 feet, the south-side setback from 20 feet to 4.5 feet and the north-side setback from 20 feet to 16 feet. There was no site plan provided, and the board was concerned about parking arrangements.
Approved a variance for CHOICE Homes to reduce the front setback from 35 feet to 15 feet for a new home at 1378 Grandview St.
Approved a variance for D & amp;L Energy to build a gravel driveway and parking lot to service a 50-foot by 100-foot truck-storage garage on Salt Springs Road.
Approved two variances for Robert Buhl to build an addition to an attached garage. The variances are to increase the maximum size of the garage from 770 square feet to 943 square feet and reduce the rear-yard setback from 10 feet to 5 feet.
