YOUNGSTOWN Zoning issues



Members of the Youngstown Board of Zoning Appeals and Youngstown Planning Commission recently took these actions:
Approved a request from the Youngstown Board of Education to reduce the minimum lot acreage for an elementary school from 13.25 to 9.93, waive the 8-foot fence requirement, reduce setback requirements from 100 feet to 20 feet on the east, from 50 feet to 10 feet on the north for parking, and from 50 feet to 45 feet for the building for property at 310 S. Schenley Ave.
Approved a request from Elizabeth Missionary Baptist Church to reduce the west side yard from 30 feet to 24 feet, reduce the east side yard from 30 feet to 5 feet for parking, reduce setback from 60 feet to 42 feet, reduce the number of parking spaces from 187 to 100, and waive the requirement for having two means of leaving property on Garland Avenue between Himrod Avenue and Pearl Street.
Approved a request from Site Quest Ltd. to reduce the north side yard from 75 feet to 64 feet, reduce the rear yard from 132 feet to 4 feet, and reduce the fencing setback on the north from 25 feet to 20 feet and from 25 feet to 1 foot in the rear. The changes will allow for the installation of a wireless communications antenna tower at the corner of Belmont and Lora avenues.
Approved a request from Youngstown Metropolitan Housing Authority to reduce parking requirements from 80 spaces to 40, reduce front setback from 35 feet to 10 feet, reduce side setback from 25 feet to 15 feet to allow for construction of a 40-unit senior housing complex at the corner of Wirt Street and the to-be-constructed Park Avenue extension.
Approved a request to reduce minimum lot area from 40,000 square feet to 24,428 square feet, and reduce the rear yard from 25 feet to 8 feet to allow for construction of an automobile service station at the corner of Center Street and Wilson Avenue.
