The city zoning appeals board approved these items Tuesday:
Variances at 315 Elm St. for Mohammad Fard to build an 18-by-18-foot addition to a storage building to use as office space. The variances reduce the rear yard setback from 30 feet to 2 feet and reduce the side yard setback from 20 feet to 1.3 feet.
Variances at 1903 S. Heights Ave. for Jolly Joe's Sports Bar and Restaurant to establish off-street parking on a residential lot. The variances reduce the west side yard setback from 6 feet to zero feet; reduce the east side yard setback from 25 feet to zero feet; reduce the rear yard setback from 35 feet to 3 feet; reduce the front yard setback from 25 feet to zero feet; and reduce the distance from a dwelling from 40 feet to 20 feet at the rear and from 40 feet to 12 feet on the east side. The board asked that as much landscaping as possible be used to screen the new parking lot.
The city planning board handles these items Tuesday:
Approved variances at 2113 South Ave. for Lynnise Wells to convert a single-family home into a child day care business. The variances reduce the minimum lot area from 18,000 square feet to 6,300 square feet; reduce minimum frontage from 100 feet to 42 feet; reduce the south side setback from 20 feet to 4.5 feet; and reduce the north side setback from 20 feet to 16 feet.
Deferred a decision on a waiver for Bernard Marnelli to establish a bar and restaurant at 36 Federal Plaza in the city-owned Wick building, within 500 feet of another similar establishment. The board put off the decision until the owner reaches a lease with the city.
