COLUMBIANA Builder plans plaza



Developers are asking ODOT to vacate a portion of its state Route 14 right of way.
COLUMBIANA -- Cocca Development Ltd. of Boardman is planning a shopping plaza here anchored by a Dollar General store and a bank.
Construction can't begin, however, until developers gain some ground from the Ohio Department of Transportation.
Tom Keller, a Canfield architect, said he has been negotiating about four months with Ohio Department of Transportation officials for the vacation of about 40 feet of ODOT's 90-foot right of way on the north side of state Route 14.
City Manager Keith Chamberlin said the plaza is to be built along Windjammer Drive with frontage on state Route 14. The site is east of the Dutch Village Inn and a car wash and west of the County Line Road intersection.
Lighting issue: Chamberlin said the planning commission approved the preliminary plans. He recommended that the planning commission carefully study the plans for lighting of the plaza and parking lot. He said lighting at the car wash has been a problem for neighbors because light shines into their homes.
Keller said the plaza will include space for a bank and other shops. He said he doesn't know what bank will locate there nor who other tenants might be.
He said the building will be designed so interior doors and windows can be interchanged, allowing flexibility of space to suit prospective tenants.
