BEAVER TOWNSHIP With a settlement secured, condo construction to start
The developers hope to have some units for sale by next spring.
NORTH LIMA -- Construction of a scaled-down Pine Lake Reserve residential condominium complex is scheduled to begin in the early spring, developers announced Wednesday after reaching an out-of-court settlement with Beaver Township trustees.
First proposed in 1998, the hillside development, which would overlook Pine Lake off state Route 7, was put on hold after trustees objected to its size. With the settlement of the developers' lawsuit against the trustees in U.S. District Court in Cleveland, 335 units, instead of 395 units, will be built.
Revisions: The developers, who hope to have some units available for sale in the spring, are revising engineering drawings and expect to build roads and begin preparing land for construction this winter, said Thomas A. Zebrasky, a partner in Evergreen Land Development Ltd., which is developing the complex.
Neighbors objected to the complex in public hearings based on concerns about encroachment on a rural farming community, increased traffic and storm water runoff and population growth. The Audubon Society objected based on concerns about loss of wetlands and wildlife habitat.
"We have amended our original proposal to secure the support of the trustees without compromising the superior quality of the homes we will build or the overall ambiance of the community we are creating," said Zebrasky.
Features: With homes to be priced between $150,000 and $500,000, the new community on the west shore of Pine Lake would feature parks, walking and bicycling trails, a marina and a clubhouse. The developers have secured options to buy about 60 acres from Consumers Water Service, which owns the lake and manages fishing and boating there.
Trustees Kim Ohlin and Ron Kappler could not be reached for comment. Trustee Larry Wehr declined to comment because he works for Consumers Water Service and wasn't involved in the settlement.
