INSPECTION
What should be done
During an annual inspection, a repair person should do the following:
Oil the blower axle on an older, belt-driven furnace. (Newer furnaces have direct-drive motors that don't need to be lubricated because they have sealed bearings.)
Clean the soot out of the burner and heat exchanger. (Residue build-up will reduce furnace efficiency.)
Clean the blower blades.
Set the flow of gas and adjust the flame's size and color.
Change the fuel filter in an oil furnace.
Inspect the heat exchanger for cracks. (The furnace will need to be disassembled to do this.)
Check the heat pump's compressor, fan and refrigerant pressure.
Clean the heat pump's indoor and outdoor coils.
Ensure that the ductwork is properly sealed to prevent air leaks.
Ductwork should be free of dust buildup. Although it isn't necessary to have ducts cleaned annually, cleaning them will keep dust and other allergens from blowing into your home.
