February housing sales out for Mahoning Valley

Mahoning Valley housing sales are growing in two counties and steady in another so far this year.

Mahoning and Trumbull sales have increased and Columbiana’s sales for January and February are equal to last year’s.

Closed sales in Mahoning County went up 6 percent year over year from 147 to 156 sales in February, according to the Youngstown/Columbiana Association of Realtors. Pending sales increased 48 percent from 192 to 285 sales.

New listings in the county dropped 20 percent from 366 down to 292.

The average sales price in Mahoning County went up 5 percent to $100,932.

Inventory of homes in the county dropped 15 percent from 1,480 down to 1,255.

For the year so far, closed sales are up 14 percent from 291 in February 2015 up to 333 in February 2016.

Closed sales in Columbiana County dropped slightly from 45 in February 2015 to 41 in February 2016. At the same time, pending sales saw a boost in the county from 53 in 2015 to 81, a 52 percent increase.

New listings in Columbiana County dropped 18 percent from 103 in 2015 down to 84.

The average sales price increased 12 percent to $104,452.

Inventory of homes for sales dropped 17 percent from 500 down to 413.

For the year, the county’s closed sales are at 96, which is where they were this time last year.

In Trumbull County, closed sales increased 9 percent year over year from 121 sales in February 2015 to 132 in February 2016, according to the Warren Area Board of Realtors.

Pending sales jumped 43 percent from 139 sales to 199 sales.

The average sales price in February decreased 12 percent to $80,901.

The inventory of homes for sales dropped 13 percent from 1,047 to 911.

So far this year the amount of closed sales have increased by 4.5 percent.
