Housing sales stay stellar in September

Home sales increased across the Mahoning Valley in September, adding to an already positive year of sales.

Year-to-date closed sales in Mahoning County increased by 17.2 percent, and pending sales increased by 24.5 percent.

“We did have a pretty good year of sales,” said Michael D. Klacik, broker for Poland-based Klacik Real Estate. “Demand was steady.”

In Mahoning County, new listings, pending sales and closed sales all increased, according to the Youngstown/Columbiana Association of Realtors.

New listings increased by 7.9 percent from 356 up to 384. Pending sales increased by 29.7 percent from 232 up to 301. Closed sales increased by 10.4 percent from 221 to 244.

The average sale price dropped 4.6 percent from $115,904 to $110,836. The median sales price dropped by 2.1 percent from $95,000 to $93,000.

The inventory of homes for sale dropped slightly from 1,581 to 1,575.

Summer sales were positive for Klacik, but he said sales flattened in September. He expects sales to flatten more for the rest of the year heading into winter.

John Burgan, president of Burgan Real Estate, saw a year-over-year increase in sales in September.

Burgan explained consumers feel comfortable today with buying.

“There’s a lot of positives out there,” he said. “It’s been a decent year, It’s the attitude of the buyers. If they can buy, they will.”

In Columbiana County, new listings, pending sales and closed sales all increased.

New listings were up 5.8 percent from 121 to 128. Pending sales increased 65.6 percent from 64 to 106. Closed sales increased by 38.1 percent from 63 to 87.

The average sale price dropped by 3.2 percent from $105,062 in September 2014 to $101,714 in September 2015. The median sale price increased by 12.4 percent from $83,150 to $93,500.

The inventory of homes for sale in the county dropped from 609 to 560.

Year-to-date closed sales in Columbiana County increased by 0.9 percent, and pending sales increased by 11.9 percent.

In Trumbull County, new listings were down in September while pending and closed sales increased, according to the Warren Area Board of Realtors.

New listings dropped from 284 to 250. Pending sales were up by 29 percent from 176 to 227. Closed sales increased by 9.8 percent from 163 to 179. The average sale price in the county increased by 3.8 percent from $94,095 to $97,675 while the median sale price increased by 18.6 percent from $75,000 to $88,980.

The inventory of homes dropped by 8.4 percent in September.

For the year so far, new listings in the county increased by 1.1 percent; pending sales increased by 16.6 percent; and closed sales increased by 11.2 percent.
