Valley housing market appears strong

The housing market across the Mahoning Valley has continued to show growth.

Data released by the Youngstown/Columbiana Association of Realtors shows an increase in pending sales and new listings in both Mahoning and Columbiana counties this June over June 2014.

In Trumbull County, data released by the Warren Area Board of Realtors shows closed sales, pending sales, new listings and the average sales price all increased.

The county saw an increase of 2.2 percent in new listings from 324 in June 2014 to 331 in June 2015. There was an 18.8 percent increase in pending sales with 209 pending sales this June compared with 176 last June. Closed sales went up 16.6 percent from 169 to 197. The county saw a 7.2 percent increase in the average sales price for a home. The price went from $91,387 to $97,953.

Inventory of homes for sale decreased 10.8 percent.

In Mahoning County, pending sales increased by 72.5 percent over last year with 333 pending sales this June compared with 193 last June. Closed sales increased by 28.9 percent with 281 this June compared with 218 last June. New listings increased by 1.8 percent over last June with a total of 459 new listings this June compared with 451 last June.

However, the average sales price in Mahoning County took a 17.8 percent dip to $102,931, and the inventory of homes dropped by 4.5 percent.

In Columbiana County, pending sales increased by 76.6 percent in June with 113 pending sales this year compared with 64 last year. New listings also increased by 1.3 percent with 155 this June compared with 153 last year, and the average sales price for a home went up 6.9 percent to $111,642. Closed sales in the county dropped 13.6 percent from 81 in June 2014 to 70 this June, and the inventory of homes dropped by 4.6 percent.
