Housing sales up in Mahoning, Trumbull, down in Columbiana

Mahoning County saw a 17.4 increase in the median price for local housing sales in August.

The median sales price for county homes was $96,500 last month compared with the $81,767 sales price in August 2013, according to data released by the Youngstown/Columbiana Association of Realtors and the Warren Area Board of Realtors.

Columbiana County’s median home sales price increased by 5.3 percent at $103,750 from last August’s price of $98,500. Trumbull County, however, had a decrease of 10.5 percent to $77,000. The median home sales price in August 2013 was $86,000.

Mahoning had a 1.4 percent increase in closed housing sales. In August 2013, there were 216 houses sold, and last month there were 219.

Trumbull’s closed housing sales rose from 163 in August 2013 to 175 last month, a 7.4 percent increase. There were slightly fewer houses sold in Columbiana last month at 80, down two from last August. a 2.4 percent drop.

Homes for sale were down for all three counties. There were 1,507 for sale in Mahoning County last month, down 3 percent from 1,553 last August.

In Columbiana County, 555 homes were for sale, a 5 percent decrease from last year at 584 homes. Trumbull County had the largest decrease in inventory with 1,147 homes for sale, down 13.4 percent from 1,324 last August.

As for pending sales, Mahoning had a 21.4 percent increase, with 261 last month compared with 215 in August 2013. Trumbull’s went from 191 to 184, a 3.7 percent decrease, and Columbiana’s pending sales fell from 94 to 93, a 1.1 percent decrease.

New listings were down for all three counties. Mahoning had 354 listings in August 2013, and 353 last month. Trumbull’s fell from 305 to 249, and Columbiana’s dropped from 142 to 120.
