There will be several layers of review on Wal-Mart's plans.
WARREN -- Wal-Mart's interest is now official in land off the Warren Outerbelt (state Routes 5 and 82) and Elm Road for a Supercenter.
Wal-Mart's engineer, KS Associates Inc. of Elyria, filed a detailed site plan Tuesday for the Bazetta Township location, known as "Wal-Mart Supercenter 2197-02."
The package provides county planners with more information about water and sewer, zoning, soils, trees, topography and other details.
Wal-Mart, of Bentonville, Ark., is showing that the 203,819-square-foot facility would offer a grocery, seasonal garden center, gas station, lube/tire center and other amenities. There would be 1,009 parking spots -- 27 of them for disabled people.
The site is 23.99 industrial zoned acres, plus a 0.93-acre gas station outparcel. Construction could begin in 2006.
Approval process
First, however, the plans must pass through several levels of approval:
UAt 2 p.m. July 26, an agency review committee will meet at the Trumbull County Planning Commission offices to discuss the plans with the developer and engineer. This session involves several agencies involved in aspects of the project: county planners, sanitary engineer, road engineer, health department, soil and water district, Bazetta Township trustees and zoning.
U9 a.m. Aug. 2, the plans are brought to the county's plats and zoning committee, also at the planning commission offices in the former Wean Building on North Park Avenue. Here, issues of roads, sanitary sewers and stormwater management will be discussed, among other items.
U9 a.m. Aug. 9, the full county planning commission receives the plans and could vote on their approval.
County planner David Dubiaga is reviewing the submissions to make sure they comply with Trumbull County subdivision regulations.
Land development engineers KS Associates and Scott & amp; Goble Architects of Tulsa, Okla., have previously contacted the county's building inspection office; the soil has been tested and wetland permits have been secured through the Army Corps of Engineers and Environmental Protection Agency.
The site, which would be on an extension of Millennium Boulevard off Elm Road behind a car wash and motorcycle store, already has Warren water and a Trumbull County sewer. It is zoned industrial and is fairly flat.
Wal-Mart currently has a store off Elm Road Northeast at 2015 Wal-Mart Drive N.E.
