HUBBARD Fall groundbreaking set for golf course development



Plans call for 90 houses and 150 condos.

HUBBARD -- Ground will be broken this fall for housing at Pine Lakes Golf Club and Estates.
J.V. Ferrara, owner of the course known for years as Hubbard Golf Course, said plans call for 90 single-family homes.
In the first phase of the development, some large lots of nearly an acre and adjacent to the course will sell for about $100,000 each, he said.
The second phase calls for construction of upper-scale condominiums starting at $170,000. The cost will be determined by the number of bedrooms and whether there is a garage.
Plans call for construction of 150 condo units, although a timetable hasn't been set.
It will be the first golf course planned development in Trumbull County, Ferrara said.
"When he's done, it will be the showcase of Trumbull County," said Mayor George Praznik. The $55 million project includes major ongoing renovations to the golf course.
Zoning matter: Ferrara is asking city council to create a new zoning classification of golf course/public facility that will allow construction of pavilions and maintenance buildings at the course.
Praznik, a member of the city's planning and zoning commission, said the commission has approved the zone change and city council will take it up July 2.
A portion of the 233 total acres was annexed from Hubbard Township into the city in January 2000 and is not zoned. The rest of the land already was in the city.
Fifty-two acres have been designated for single-family homes, said Ferrara, of Liberty, noting that 31 acres have been set aside for three replacement holes on the 18-hole course.
He pointed out that this will allow for four housing settings: near the golf course, golf course view, adjacent to or in the course.
Land is being cleared for the groundbreaking.
Preapproved builders will be used. The house plans and such items as color must be approved by the Pine Lakes Estates Planning Board before construction begins, Ferrara said.
Bed and breakfast: Meanwhile, Valley View Enterprises Inc., a Ferrara family company, is nearing completion of Julia's, a bed and breakfast near the golf course clubhouse fronting West Liberty Street.
Remodeling of the former Powell Estate is 85 percent complete, and its six rooms will be open around Labor Day.
Ferrara would not say how much Valley View is spending on the remodeling.
